The room was basic and clean. There were a few minor interior room issues that were quickly addressed by the friendly, on site manager. There appears to be some full time residents living in rooms on the property. At 2:00 am during my overnight stay, occupants in my adjacent room had an argument resulting in one of them being kicked out by the other. I had to turn up the room climate control fan on high to drown out the bickering.

This is a no-frills, basic motel run by a family that lives on site. The owner is very responsive to any requests for extra towels, key problems, etc. It’s right next door to a full-size grocery store. It’s freeway close to all sorts of great Orange County spots. I recommend staying at this reasonably-priced place so you can spend more of your vacation $ on adventures, shopping, and dining out rather than on an expensive posh hotel. Also, the beds were nice and firm.

It was quiet and close to things around. Outside was nice but inside the room wasn’t that pleasant.

Location was fine and staff was nice Walls were really thin and it was really noisy. To the point where it was hard to sleep. The pictures also made the rooms look nicer - they looked old and run down in person.

Good location & Great price! Check out at 11am . But overall amazing stay!

Is this fancy? No. Does it have a lot of amenities? No. But it’s comfortable and clean. We just slept and the beds were surprisingly comfortable. Met our basic needs. We stayed a weekend.

A wonderful stay! The room was spotless, the bed was very comfortable, and the staff went above and beyond to help me. The location is great, too. Highly recommended! It is peaceful, and you feel like you are in your own sanctuary. It is near stores and restaurants, and parking is close to your room. It feels like you have your own studio with a refrigerator, a microwave, a TV, a nice room setup, and a nice bathroom with a bathtub and a shower. The air conditioner and heater work perfectly, and there is nice lighting everywhere.

Love the location. This was my second time visiting the motel and unfortunately room 10 I like is no longer a room I’d recommend as you can hear running water/pipes all nite long, like someone is taking/running the shower all night long. Mentioned this to the owner and I hope he can rectify the problem. Cute quaint motel which is close to the beaches and Fashion island, OC fair.

Great stay at Newport Bay Inn as always. My room was clean and cozy. Most importantly there are no bugs like some of the surrounding motels in the area.

Very roomy, very dated, broken shower knob, thin windows close to the streets and noisy. But it was good for one night and the price was good.
