Very good

It was close to where we needed to be while in RI. The room itself was clean. The hallway on the second floor had a terrible smell. The cost of the room for 4 nights was high for the quality of the hotel.

Great location and met all our needs
-
Great place! Definitely will stay there again.

Pleasant
-
Clean room, good breakfast, staff friendly,Air conditioning working well. Room is small.
-
Dated and basic room. Walls are thin so you can hear people coming and going. My window was wide open when I arrived and I had to climb on the window sill to close it. They raised prices for a busy weekend and it was not worth the price. They immediately mentioned no late check out without the question being asked.

Multiple broken things in my room
-
There was another guest(s) smoking pot inside their room which carried into the hallway and into our room. When I informed the front desk and requested to be moved to different room they told me that they couldn’t and wouldn’t do anything to remedy the situation. If it had just been me I would have been more forgiving BIT I had my kids with me who one has asthma and was having to use rescue inhaler and we all got headaches even with opening the windows and use of fans.

Nothing The room looked like something from a trap house!!!
-
breakfast was mediocre; room was very small update furniture
-
Drafty rooms, poor temperature control, thin walls made noise from adjoining rooms and outdoor walkway very difficult to sleep, bed placement was blocking bath to bathroom door, beds were creaky and very uncomfortable.

Location was walkable to downtown The condition of our room was not only unsanitary, but unsafe. The windows, walls, and floor were leaking rainwater. The solution, after the staff checked to ensure this was not somehow our doing, was only to provide towels. This left the room damp and mildewy, as rain continued to leak throughout the day and night, dangerously close to an electrical outlet. In addition to the leaks, the door frame did not align with the lock, making it finicky to close and lock. After thoroughly checking our door was locked before we left, we came back to our door being open due to this faulty lock. This, again, was something staff thought was our own error despite seeing the gap between where the doorframe was and where the lock was. The room was definitely not clean - drawers were full of crumbs, hair in the bathroom, sticky substances on the bathroom walls, grime on shelving, the sink did not drain properly, and a dirty floor that left our socks black after walking on it. Our room was half underground with windows at street level, with cracked walls and a taped ceiling, none of which was as advertised. The floors above us were paper thin, and our room shook every time someone above us moved around, and especially when their late night parties spilled into the parking lot with shouting. To have this many major issues during our stay were unacceptable.

Disappointing
-
Close to Newport and many places to eat. Other guests arriving 2am in the morning disturbed our sleep and made a lot of noise; and, the door to the 2nd floor requires a pin. It should be key card activated. The inconsiderate guests, kept trying the door handle incessantly.

The facility was a little tired. Not what we expected
-
Location is good, not so far from the center. The room was small and old
-
Stayed solo in room 206. Beautiful and safe. Can walk right down into Newport. Bus stop right in front as well. Everything was clean and tidy.
-
The lady in the breakfast area was very nice The place was old and musty smelling. The shower was very slippery. They had extension cords in use
-
Everything was adequate
